NOTICE OF SPECIAL MEETING OF THE ASSOCIATION
Update 9/23/2023:
The Association had a great turnout for our Special Meeting yesterday. We exceeded our quorum of 60 and the results of the business under consideration was as follows:
- A motion to amend the bylaws, paragraph 6.8, was adopted unanimously to remove the restriction to pay bills only by check.
- A motion to correct the missing page error on the deed for the roads was adopted unanimously.
- After a spirited discussion, the Association affirmed that Windsor of Walhalla will maintain the front entrance, and the Association will formalize the relationship with a lease agreement.
- Windsor of Walhalla agreed to provide three signage options on the main entrance sign for the Falcon’s Lair Community within the next month.

Notice is hereby given that a special meeting of the Association will be held at 1:00 PM on Saturday, August 12, 2023, at Walhalla High School auditorium. Notices were also mailed out on Monday, July 1st, 2023 per the by-laws.
It is important for us to have a quorum to vote on our options. A quorum will be 60 votes. Please find a list and the contact information of your neighbors included with the mailed notice. The Board encourages everyone to attend this special meeting or submit their proxy allowing someone else to attend the meeting and act on their behalf. We have heard a lot of people voice their concerns regarding the present signage at the main entrance, it is important we get this all cleared up.
Covenants Violations
The Board is receiving a lot of calls about covenants violations in our neighborhood. The biggest complaints are:
- Parked trailers remaining on properties for than a couple of days.
- Parking of cars/truck on the street beyond the normal time of a visit (2-3 hours).
Please review our covenants on our website https://falconslaircsa.com/. If these violations continue the Board will contact you.
BEAR Warning
FOR THE SECOND TIME THIS SUMMER….
The neighborhood had an actual bear sighting on 8/6/2023 at approximately 7:00am. A resident took a small dog out for his morning business, when turning the corner on his house, a bear popped up. The bear was approximately 4 foot high on four legs, and weighted an estimated 400 – 500 pounds.
Please remember that a few ways we can help reduce the presence of bears in our community is to remove the feeding sources (bird feeders and trash) by placing trash in your garage until early on trash days and not put bird feeders out until after daylight and taking them in at sundown.
Success!! Easter Egg Hunt 2023
The annual Falcon’s Lair Easter Egg Hunt was held on March 25 at the Linder’s home on Troon Lane. Approximately 50 adults and children of all ages participated in the Easter fun. Many thanks to the Linders, the Bunnings, and the rest of the community who helped or participated.
February Special Meeting Prep
The Falcon’s Lair CSA Board of Directors and Architectural Review Board met jointly at 6:30pm on February 16, 2023 at the Hilewitz/Shaver home.
Focus of the evening was a Treasurer’s Report and preparation for the special meeting to be convened at Tamassee-Salem Elementary School on Saturday, February 18th, 2023 at 1:00pm.

FLCSA Board Calls Special Meeting
NOTICE OF SPECIAL MEETING CALLED BY THE BOARD OF DIRECTORS
To: All members of the Falcon’s Lair Community:
Notice is hereby given, and sent via mail per the FLCSA by-laws on 2/6/23, that a special meeting of the Association will be held at 1:00 PM on Saturday, February 18, 2023, at Tamassee-Salem Elementary cafeteria.
The purpose of the special meeting is to discuss and act on the following business:
- Our options as a community for the 12 Falcon’s Lair lots on Nellie Rd.
- A vote on which option we would like to take going forward, if needed.
It is important for us to have a quorum to vote on any option brought up. The quorum will be 58 votes. Please find a list and the contact information of the members and encourage everyone to attend this special meeting or submit their proxy. A proxy allowing someone else to attend the meeting and act on your behalf is attached. This is time sensitive because the board has received a request from Century Homes to begin building on Nellie Road.

Chat and Chew
A topic of the January 24th Board meeting that drew a lot attention was keeping the community updated on activities of the Board. In addition to launching the Association website, we want to invite everyone to a Chat and Chew at Steph’s Steaks.
The board has secured Steph’s Steaks for Tuesday evening, February 21st at 6:30pm to meet the board and let us hear your ideas and thoughts about the community. The Board members have generously funded the venue for the evening. Steph’s will be fully staffed and will be offering their full menu for those who wish to dine that evening. Hope to see you there!

2023 Annual Meeting
Falcon’s Lair Community Service Association held its annual meeting on Saturday, January 21st at Bethel Church, Walhalla, SC. The meeting was called to order by Edison Ortiz.
The newly elected Board of Directors would like to thank the outgoing Board for their support of the community over the past few years and extend special recognition to Colt Graba, Kelly Bunning, Edison Ortiz, Maranda Patton, and Lisa Wagner.
Highlights of the meeting include the Treasurer’s Report, Covenants Review Committee Report, ARB Report, review of 2022 projects, and the election of a new slate of the Board of Directors.
