Blue Ridge Update to the Community On Lighting at the Golf Course

Update from Blue Ridge regarding the lighting request for the clubhouse parking lot and golf course by Windsor:

Blue Ridge (BREC) has reported to the Board that it will not be installing the lighting as requested. There was a lot of community concern about the disruption these bright all-night lights would cause at their homes. Since BREC cannot offer timers for their lights (beyond the dusk-to-dawn feature), BREC said any lighting installed would have to be done independently by the property owner (Windsor).

At the request of many community members, the Board would like to facilitate a community member gathering with the Falcon’s Lair Community and Windsor so everyone can talk, share concerns, and suggest workable solutions. The gathering will be next Wednesday, November 20th, at the library at Tamassee-Salem Elementary School at 6:30 pm and we would like to extend an invitation to Windsor to attend, participate, and address any questions from the community.

Blue Ridge Electric Coop Request

As a community service, the ARB is providing this notice to inform you that Windsor has requested Blue Ridge Electric install lighting for the parking lot and practice green/driving range on the golf course, which could directly affect you.

Although this is being done on golf course property, Blue Ridge has asked the ARB to inform community members that may be impacted by these lights to let you know and to provide contact information for the field engineering representative in case you want additional information, or have questions or concerns.  The Blue Ridge field engineering representative is Danny Aderhold, his work cell phone number is (864)270-4277 and his office number is (864)647-6615.

We’ve distributed this notice to homes that may be directly impacted on Falcons Drive and Banchory Circle.  If you feel your friends or additional neighbors need to be notified, please pass the field engineering representative’s contact information to them.

Fall Road Maintenance

NOTICE:

This is to provide notice that TRUGREEN will be at  Falcon’s Lair one day between October 21 and  October 31 to provide vegetation control along the edges of Falcon’s Drive, Hastehill Drive, Banchory Circle, Hendon Drive, Troon Lane, Queen Drive, Aberdeen Drive, and Belfrey Drive.

This service is to control encroaching Bermuda and other grasses along and under our asphalt road edges, which degrade our road structure.

All Falcon’s Lair Roads are designed with a 50-foot right of way. Since the roads are narrower than 50 feet, all road edges fall within the right of way.

For any updates, please see the Falcon’s Lair website at www.falconslair.com.

Board of Directors Meeting

The Falcon’s Lair CSA Board of Directors is having a meeting on May 8th and would like to invite Association members to attend. The meeting will be held in the Professional Development (PD) room at Walhalla High School beginning at 6:30 pm that evening. The Board will dedicate a portion of the meeting to comments and questions from members. The PD Room is where the Association met in January 2024 and is accessible using Door #2 which is next to the WHS main entrance from the second stop light after turning on SC-11 south.

Dog Poop Alert

NO ONE likes stepping in their own dog’s mess! It is even worse when it is someone else’s dog’s mess! Please be a good neighbor and pick up after your dog! Even in empty lots, ditches, and along the roads because our children play and we walk in these spaces.

Notice of 2024 Annual Meeting

Notice is hereby given that the annual meeting of the Association will be held at 11:00 AM on Saturday, January 20, 2024, at Walhalla High School Professional Development Room. Notices were also mailed out on Wednesday, January 10, 2024, to all Association members, per the by-laws.

We need to have a quorum to conduct the meeting and Association business and the quorum will be 59 votes. Please find a list and the contact information of your neighbors included with the mailed notice. The Board encourages everyone to attend this meeting or submit their proxy allowing someone else to attend the meeting and act on their behalf. A copy of the notice can be found here.

Culvert Maintenance

As you all know, Tuesday was a major rainfall event and caused a lot of flooding in the neighborhood. We have more rain coming soon (hopefully not Noah’s Ark levels again), and we need to do whatever we can to prevent flooding of not just our properties, but those of our neighbors. Please take some time to check any ditches or culverts on your property and ensure they are clear of debris, mud, leaves, or any obstructions. Each obstructed culvert affects our neighbors’ properties and can cause a lot of damage.

The Covenants address owner responsibilities for culvert maintenance specifically: “Each owner shall keep drainage ditches and swales located on his/her lot or parcel free and unobstructed and in good repair and shall provide for the installation of such culverts upon his/her lot or parcel as may be reasonably required for proper drainage.” Article IX, Section 1(d)(13)

If you have any questions, as always, please contact the Board at board@falconslaircsa.com.

Meet The Candidate Follow Up

Thank you to all who braved the weather Saturday and attended our “Meet the Candidate” gathering at Walhalla High School! It was great to catch up with everyone and the board was able to answer some questions some neighbors had. This gathering also allowed us a great opportunity to try out the Professional Development room at WHS before our upcoming Annual Meeting on January 20th.

If you were unable to attend the “Meet the Candidate” but would like to run for a board position on January 20th, please email us at board@FalconsLairCSA.com and let us know so we can put your name on the ballet.

If a board position seems too time-consuming for you right now, please consider volunteering for a committee. We hope to see several committees form this year to help support our community and tapping in on all the great minds we have here in Falcon’s Lair.

Meet The Candidates

As discussed in the Fall Newsletter, the Board is hosting a forum for interested candidates to learn more about board positions, position responsibilities, talk to the current board members, and talk to your neighbors.
